Healthy Homes Compliance: A Quick Guide for Auckland Landlords
A plain-English guide to the Healthy Homes Standards — what's required, what inspectors check for, and how to get your rental compliant.
A Healthy Homes assessment checks a rental property against the five Healthy Homes Standards: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. Ours cost $300 + GST across Auckland, and the report documents where the property complies and what needs fixing.
The Residential Tenancies (Healthy Homes Standards) Regulations 2019 set five minimum standards for rental homes in New Zealand. Heating: a fixed heater able to warm the main living room. Insulation: ceiling and underfloor insulation to the required level, where it is reasonably practicable to install. Ventilation: opening windows in living areas and bedrooms, and extractor fans in kitchens and bathrooms. Moisture ingress and drainage: efficient drainage and gutters, and a ground moisture barrier where there is an enclosed subfloor. Draught stopping: no unreasonable gaps or holes that let in cold air.
Every private rental in New Zealand has had to meet the standards since 1 July 2025, and landlords must include a statement of their compliance in every new or renewed tenancy agreement. An assessment gives you that evidence in writing. It is also worth getting before you buy a rental property, so you know what bringing it up to standard will cost before the price is agreed.
A written report from a Licensed Building Practitioner covering each of the five standards: what was checked, whether it complies, and what needs doing where it does not. It can be booked on its own or added to a pre-purchase inspection when you are buying an investment property, and both reports are delivered together.

Yes. We carry out Healthy Homes assessments across Central Auckland, the North Shore, West, South and East Auckland, and Rodney.
It is worth it. A rental that does not meet the standards will need heating, insulation, ventilation or drainage work before it can be let, and knowing that cost before the price is agreed gives you something concrete to negotiate with.
