Bad Building Report? Here's What Now: A Buyer's Guide to Negotiating House Price in NZ
So the building report is in, and it's not the clean bill of health you were hoping for. Maybe there's moisture in the subfloor, a roof that's due for
A pre-sale building inspection gives you, the vendor, an independent report on your home's condition before you list it, so there are no surprises when buyers do their own due diligence. Ours is the same NZS 4306 inspection a buyer would order, from $600 + GST for a 1 to 2 bedroom home.
A buyer's building report is where most price renegotiations start. Knowing what it will say before you list means you can fix the small things first, price the big things in honestly, and answer a buyer's questions with a report in hand instead of discovering a problem halfway through a sale.
The same twelve areas as a pre-purchase inspection: roof, weathertightness, moisture, subfloor and foundations, plumbing, electrical, structure, cladding, windows and doors, interior floors and walls, ceilings and insulation, and site drainage and access, reported to NZS 4306 by a Licensed Building Practitioner.
Not selling yet? A maintenance and condition report is the same inspection for homeowners who want to know what to fix and in what order. It is a good way to plan the next few years of maintenance before small problems become expensive ones.

Common Questions
The same as a pre-purchase inspection: from $600 + GST for a 1 to 2 bedroom home on the Standard inspection, or from $800 + GST on Premium, which adds a drone roof inspection and thermal imaging.
Many buyers will still order their own, and that is their right. A vendor report still helps: it lets you fix or disclose issues before they become a renegotiation, and it gives buyers early confidence that there are no hidden surprises.
You decide what to do with it. Small items can usually be fixed before listing. Larger ones can be priced in or disclosed, which is far easier to manage at the start of a sale than in the middle of a buyer's due diligence period.
Standard delivery is within 48 hours of the inspection, included in the price. Faster delivery at 24, 12 or 6 hours is available for a published surcharge if your listing date is close.
