Is Monolithic Cladding a Leaky Home Risk in NZ? What Every Buyer Should Know
If you're house hunting in New Zealand and you've come across a home with smooth, plaster-like walls, you may have heard the term
We inspect homes across East Auckland, from Howick, Pakuranga and Bucklands Beach to Botany, Dannemora and Beachlands, with NZS 4306 reports by Licensed Building Practitioners. A Standard pre-purchase inspection starts at $600 + GST, includes moisture testing and a weathertightness assessment, and the report arrives within 48 hours.
Pakuranga, Howick and Highland Park have a lot of 1970s and 1980s brick-and-tile and weatherboard homes. These are often solid, but are now at the age where roof coverings, original plumbing and wiring, and subfloor ventilation need a close look. The report tells you which of those are due, so you can price them in.
Botany, Dannemora and the surrounding subdivisions were built through the 1990s and 2000s, when monolithic cladding was common. On plaster-clad homes from that period, the weathertightness assessment and moisture testing included in every inspection are especially important.
Bucklands Beach, Cockle Bay, Mellons Bay and Beachlands face salt air and exposed weather, which speed up corrosion of roofing, fixings and flashings. We check those closely, along with decks and balconies that take the brunt of the weather.
