Brand New Doesn't Mean Problem-Free: Why Even New Builds Need a Building Inspection in NZ
There's a common assumption among homebuyers that a new build is automatically a safe bet. After all, it's fresh off the tools, backed by warranties,
We inspect homes across West Auckland, from Henderson, New Lynn and Te Atatū to Titirangi and Hobsonville, with NZS 4306 reports by Licensed Building Practitioners. A Standard pre-purchase inspection starts at $600 + GST, includes moisture testing and a weathertightness assessment, and the report arrives within 48 hours.
Titirangi, Laingholm and the foothills of the Waitākere Ranges have homes on steep, bush-clad sections. They bring their own risks: decks and retaining walls carrying heavy loads, drainage on sloping ground, and timber exposed to damp, shaded conditions. The inspection pays close attention to decks, balustrades, retaining and site drainage on these properties.
Hobsonville, Whenuapai and Massey have large areas of new and recent building. New homes are not automatically defect-free, and a pre-settlement inspection finds the flashing, drainage and finishing defects that are cheapest to fix before you settle.
Henderson, Glen Eden, Kelston and New Lynn have a mix of weatherboard homes, brick-and-tile units and 1990s to 2000s infill. That spread is why every report covers the roof, subfloor, plumbing, electrical, cladding and moisture, so nothing is assumed from the age of the house.
Henderson, New Lynn, Te Atatū, Glen Eden, Titirangi, Massey, Hobsonville, Swanson, Kelston and Avondale, and everywhere in between. Open 7 days, 7am to 7pm.
