Leaky-home era housing
Albany, Glenfield and the East Coast Bays grew quickly through the 1990s and early 2000s, the peak years for monolithic cladding and the leaky-home problem. If you are looking at a plaster-clad home or townhouse from that period, a weathertightness assessment with moisture testing is essential, and invasive moisture testing is worth considering where readings or details raise concern.

Devonport, Northcote Point and Birkenhead have older villas and bungalows, with their own common issues: piles and subfloors, roof coverings near the end of their life, old wiring and timber decay.
